Our detailed review

Rates on offer

We read Meridian’s rates page on October 14, 2026. Rates change often, so confirm them with Meridian before you apply. Meridian shows special offers on 3-, 4- and 5-year closed fixed terms, separate high-ratio specials for insured buyers, and posted rates on every term. Each rate comes with an APR, based on $300,000 over a 25-year amortization with a $300 appraisal fee. Meridian shows no specials on 1-, 2-, 7- or 10-year terms.

  • Special closed fixed: 4.49% for 3 years, 4.29% for 4 years, 4.74% for 5 years
  • High-ratio specials: 4.34% for 3 years and 4.59% for 5 years, for buyers with under 20% down on a home under $1.5M; renewals aren’t eligible
  • Posted closed fixed: 6.09% for 1 year, 5.74% for 2 years, 6.54% for 3 years, 6.19% for 4 years, 6.49% for 5 years, 6.89% for 7 years, 6.99% for 10 years
  • Other terms: a 6-month convertible at 7.84% and a 1-year open fixed at 8%

Variable rates and prime

Meridian Prime was 4.45%, a rate Meridian dates to October 30, 2025. The closed 5-year variable for conventional borrowers was 3.64% (prime minus 0.81%, APR 3.66%), and the high-ratio version was 3.44% (prime minus 1.01%, APR 3.46%). An open 5-year variable was 6.45%, or prime plus 2.00%. Meridian doesn’t label its variable rates as special or posted, and you can convert a variable to a fixed rate at any time.

Prepayment privileges

Meridian calls its prepayment privilege 20/20. Each calendar year you can pay off up to 20% more through a combination of lump sums on the original principal and increases to your original payment. You can also skip one month’s payment once every 12 months and choose accelerated weekly or biweekly payments.

Penalties and portability

We couldn’t confirm how Meridian calculates prepayment charges. Its mortgage resources page was blocked by the site’s bot protection, and the other pages we read don’t say whether it uses 3 months’ interest or an interest rate differential. Portability wasn’t confirmed on an official page either. Ask Meridian for both in writing, particularly if you might sell or refinance before your term ends.

Features, eligibility and how to apply

Meridian is a credit union, and it notes that its rates apply to retail Members, so you may need to join as part of your application. Rate holds last up to 120 days. Amortization can reach 30 years, but Meridian adds rate premiums that stack to a maximum of 0.60%: 0.20% on conventional mortgages amortized over 25 years, plus premiums for second-position loans, non-owner-occupied homes and borrowers who don’t pass the stress test.

Cash back of up to 5% of principal, to a maximum of $50,000, is available on 3- to 5-year closed fixed or variable terms, at a higher rate than the regular offer.

Frequently Asked Questions

Do I need to be a Meridian member to get a Meridian mortgage?

Meridian notes that its mortgage rates apply to retail Members, so you may need to join the credit union. Ask Meridian how membership works alongside your mortgage application.

What rate premiums can Meridian add to a mortgage?

Meridian adds rate premiums for a conventional amortization over 25 years (0.20%), a second-position loan, a non-owner-occupied property and a failed stress test. The premiums stack, to a combined maximum of 0.60%, so ask which ones apply to your file.

How does the Meridian skip-a-payment feature work?

Meridian lets you skip one month’s payment once every 12 months. The pages we read didn’t explain what happens to the skipped amount, so ask before you use it.

How much cash back can I get on a Meridian mortgage?

Meridian offers cash back of up to 5% of the principal, to a maximum of $50,000, on 3- to 5-year closed fixed or variable terms. The cash back comes with a higher rate than the regular offer, so compare the total cost over the term.

What is the Meridian 6-month convertible mortgage?

It’s a 6-month term listed at a posted rate of 7.84% (APR 7.98%) when we checked. The pages we read didn’t detail the conversion rules, so ask Meridian how and when you can move it into a longer term.

Can I use a Meridian high-ratio special rate at renewal?

No. Meridian’s high-ratio specials, 4.34% for 3 years and 4.59% for 5 years when we checked, are for insured buyers with under 20% down on a home under $1.5M. Renewals aren’t eligible, so ask Meridian what it offers when your term ends.

How does Meridian calculate the APR on its mortgage rates?

Meridian shows an APR beside each rate, based on a $300,000 mortgage over a 25-year amortization with a $300 appraisal fee. For example, the 5-year fixed special at 4.74% had an APR of 4.76% when we checked.
