HOW IT WORKS

How this calculator works

Official rates, marginal brackets

Rates come from each province’s, territory’s and city’s own pages, checked October 2026. Like income tax, each rate applies only to the part of the price inside its band.

First-time buyer rebates are taken off the total where they apply at closing. Quebec’s credit is shown separately because you claim it on your tax return.

What it leaves out

Mortgage registration fees, legal fees, the foreign buyer and speculation taxes, and special rules for land that isn’t a one- or two-family home.

Rebates have conditions on residency and past ownership. Your lawyer or notary will confirm the final amount.

When do you pay land transfer tax?

At closing, when the transfer is registered. Your lawyer or notary usually collects it from you and pays it, so budget for it on top of your down payment.

Can land transfer tax be added to my mortgage?

Generally no. It’s a closing cost paid in cash on closing day, and lenders want to see you have the money for it alongside your down payment.
